Here’s exactly how it works.
1. Register As An Investor
To access opportunities, the first step is to register with us as an investor.
You can register either:
• to receive future opportunities that match your criteria
• or to request access to current available deals
We’ll arrange a short call or ask you to complete a quick investor profile so we understand:
- your investment budget
- your preferred strategy (BMV, BRRR or HMO)
- your target areas
- your expected returns and risk level
- how hands-on or hands-off you want to be
This ensures we only share opportunities that are relevant to you.
2. We Source Suitable Opportunities
We actively source opportunities using both on-market and off-market channels, including:
- working with local estate and letting agents
- contacting landlords and vendors directly
- monitoring property portals
- networking with investors and sourcing contacts
We focus on three main strategies:
BMV — properties secured below market value
BRRR — properties with strong refurbishment and refinance potential
HMO — properties suitable for multi-let with strong rental demand
Only when a deal meets our sourcing criteria do we move forward.
3. Teaser Deal Pack
When a suitable opportunity becomes available, we first provide a teaser deal pack.
This includes:
- general location (town or area)
- property type
- investment strategy (BMV, BRRR or HMO)
- purchase price
- estimated rental income
- estimated refurbishment costs (if applicable)
- headline ROI or cashflow figures
At this stage, the full address and sensitive documents are not shared to protect our relationships with agents and vendors.
If the opportunity fits your criteria, you can request to reserve it.
4. Non-Disclosure Agreement (NDA)
Before releasing detailed information, investors are asked to sign a Non-Disclosure Agreement (NDA).
This ensures:
- deal details remain confidential
- vendors and agents are not approached directly
- sourcing relationships are protected
Once signed, we can safely share further information.
5. Deal Sourcing Agreement & Reservation
If you confirm you would like to proceed with the opportunity, we provide:

- reservation invoice for the sourcing fee
The agreement clearly explains:
- what we are providing
- our sourcing fee and when it is payable
- 14 day cooling-off period
- what happens if a deal falls through outside your control
- replacement-deal or refund policy
Once signed and paid, the opportunity is reserved exclusively for you.
6. Full Due Diligence Pack
After reservation, you receive the full due diligence pack, which typically includes:
- full property address and photos
- strategy breakdown (BMV, BRRR or HMO)
- agreed purchase price and negotiation position
- comparable sales evidence
- rental comparables
- refurbishment estimates (where applicable)
- ROI and cashflow projections
- area overview and tenant demand insights
- key risks and assumptions
For BMV/BRRR opportunities
We review:
- current value vs projected end value
- works required to add value
- conservative refinance expectations
For HMO opportunities
We review:
- room layout potential
- licensing considerations
- estimated room rents
- compliance requirements (high-level guidance)
This gives you the information needed to make an informed investment decision.
7. Introduction To Vendor or Agent
Once you confirm you are happy to proceed:
- we introduce you directly to the vendor or estate agent
- confirm you as our investor for the opportunity
- step back from the legal purchase process
From this stage onward:
- your solicitor manages legal work
- your broker arranges finance
- your surveyor or builder can complete inspections if required
We remain available to support where needed throughout the process.
8. Completion & Next Steps
Once the purchase completes:
BMV deals
you secure a property below market value with built-in equity
BRRR deals
you complete refurbishment, refinance and retain the asset long-term
HMO deals
you complete works, obtain licences where required and let the property room-by-room
