Nature of the Service

Maroc & Co. Property Sourcing acts as an introducer of property investment opportunities.

Our service involves identifying, assessing and introducing potential investment opportunities to investors. We may also introduce investors to property vendors, estate agents or other relevant parties involved in a transaction.

Maroc & Co. Property Sourcing does not:

• act as an estate agent
• provide financial advice
• provide tax advice
• provide legal advice
• guarantee investment performance or returns

Investors are responsible for carrying out their own independent due diligence and obtaining professional advice during the 14 day cooling-off period.


Fees and Payment Terms

Our sourcing fee is payable by the investor purchasing the property opportunity unless otherwise agreed in writing.

The sourcing fee becomes payable in accordance with the terms set out in the Deal Sourcing Agreement and prior to:

• release of full property address details
• provision of the full due diligence pack
• introduction to vendors, agents or other relevant parties

Once both the Non-Disclosure Agreement (NDA) and the Deal Sourcing Agreement have been signed, and the sourcing fee has been paid, the opportunity is reserved for the investor and removed from availability to other parties.

No sourcing fees are charged to property sellers where a suitable investor buyer is introduced through our network.


Client Obligations

By engaging with Maroc & Co. Property Sourcing, investors agree to:

• provide accurate and truthful information regarding their investment requirements
• carry out their own independent checks and professional due diligence
• obtain appropriate legal, financial and tax advice where required
• not approach vendors, agents or other introduced parties directly without our written consent
• comply with the terms of any Non-Disclosure Agreement and Deal Sourcing Agreement provided

Failure to comply with these obligations may result in withdrawal of access to opportunities and enforcement of contractual terms where applicable.


Limitation of Liability

Maroc & Co. Property Sourcing introduces investment opportunities based on information obtained from third parties and market research believed to be reliable at the time of preparation.

However, we do not guarantee:

• accuracy of third-party information
• future property values
• rental income levels
• refinance outcomes
• investment performance or returns

Investors remain responsible for verifying all information independently before proceeding.

To the fullest extent permitted by law, liability arising from the use of our services is limited to the sourcing fee paid for the relevant opportunity.

Nothing in these Terms limits liability for fraud or any matter which cannot legally be excluded under UK law.


Governing Law

These Terms and any agreement arising from the services provided by Maroc & Co. Property Sourcing are governed by the laws of England and Wales.

Both parties agree that the courts of England and Wales shall have exclusive jurisdiction in relation to any dispute arising from the services provided.


Dispute Resolution

Maroc & Co. Property Sourcing aims to resolve any concerns quickly and fairly.

If a client has a complaint regarding our services, they should contact us in writing in the first instance so the matter can be reviewed and addressed.

We will acknowledge receipt of the complaint and aim to respond within a reasonable timeframe.

Where a dispute cannot be resolved directly between the parties, both parties agree to attempt to resolve the matter through appropriate dispute resolution procedures before pursuing formal legal action.
